An uncommon and historically significant original 1973 town planning report, Planning of City Centre, prepared for the Richards Bay Town Board by the respected South African town and regional planning consultants Thorrington-Smith, Rosenberg and McCrystal. Dated August 1973, this fascinating publication provides a detailed insight into the early planning and proposed development of Richards Bay’s central business district in KwaZulu-Natal, South Africa.
Prepared during a particularly important period in the development of Richards Bay as a major industrial and harbour town, the report outlines the vision for establishing a modern commercial centre capable of accommodating substantial population growth, expanding retail activity and increasing transport requirements.
The publication examines the proposed scale of development, planning approaches, detailed layouts, land utilisation, commercial facilities, parking requirements and transport infrastructure. Particularly interesting are the projections for retail development and urban expansion between 1975 and 2000, offering modern readers the opportunity to compare the original intentions of the town planners with the subsequent development of Richards Bay.
All 12 original illustrations are present, including the Richards Bay Framework Plan, projected population growth, central area road framework, proposed land uses, early shopping development and retail development schemes for 1980, 1985 and 2000. The report also contains appendices explaining the methodology used to estimate future retail and service industry space requirements.
An important piece of KwaZulu-Natal local history and South African urban planning documentation, this original publication will appeal to collectors of historical South African books and documents, Richards Bay residents, architectural historians, town planners, researchers and anyone interested in the development of the Zululand region during the 1970s.
An excellent historical reference recording the ambitious vision for Richards Bay at an early stage of its modern development.
